Valencia Lakeshore Renovation Project

 

 

 

Valencia Lakeshore Condominium Association will be going through a major renovation this year and next (2015/2016).

With these renovation, The Board of Directors will be changing some of the Rules and Regulations to reflect the NEW LOOK of Valencia Lakeshore.

 

Changes will include:

Heavy fines for Owners or Tenants that attached flags poles, banners, decorations or satellite dishes to any buildings, Hardie Board or fencing also,  any storage shed/container that extends above the hand rail of balconies and past the fence line for lower units. There will be no exceptions to this rule.

 

Only thing that will be allowed on balconies will be outside furniture and propane BBQ’s. Carpets are not allowed on the balcony floor, due to rain that would trap the moister between carpet and wood, causing dry rot.

Bikes will not be allowed to hang on any part of the building or fencing. There are bike racks that can be placed inside the storage cabinets of the units and can be purchase at:

Second Story landings must be kept clear, with no plants or decorative fixtures.

 

Lower levels are limited to 5 small pots outside their entrance way.

 

Screens on window are to be kept in good condition (no rips or fraying and frame in good condition) along with sliding door screens.

 

For proper installation of Satellite dishes and cable come to the Club House to get the approved installation procedure.  For those who have cable wires or satellite dishes in the wrong place or pour installation, please contact your internet and cable company to install your system the correct way. Any wires hanging on the building or penetrating through Hardie Board, along with wires on building that are attached where they can be seen will be removed by Association contractor and owner or tenant will be responsible for damage to building or Hardie Board and for new installation.

 

Patio Umbrellas should be kept neutral color tone, no pop up tenting is allowed

 

 

The sequence for painting the buildings is as follows: P,N,H,I,K,L,O,Q,S,T,U,V,A,C,B,D,F,G,J,M,E,W & R

 

 

OWNER/OR TENANT WILL RECEIVE A TWO WEEK NOTICE AND A ONE WEEK NOTICE TO CLEAR OFF THEIR PATIO AND BALCONIES PRIOR TO WASHING AND PAINTING.
